Description
DESCRIPTION: The U.S. Government is seeking to lease (office) space consisting of approximately 5,185 BOMA usable square feet and/or 5,963 BOMA rentable square feet of First Class office and related space, including 3 on-site, reserved, and secured parking spaces with the capability to provide 3 additional parking spaces over the lease term. LOCATION: Space must be located within the following delineated area. Space shall provide good access to major freeways and highway arterials and be within a 3 block distance to public transportation. The delineated are for this space is as follows: North: 52 Freeway East: Interstate 15 South: Friars Road West: 805 Freeway to Convoy Street OCCUPANCY: Space must be ready for occupancy by or before June 1, 2005. LEASE TERM: Ten (10) years, five (5) years firm. REQUIRED: STRUCTURE: All space shall be contiguous; second floor or higher is required. Although regular working hours are 7:00 a.m. to 6:00 p.m., 24-hour access to the space and en elevator shall be available, 7 days a week, 365 days per year. One elevator shall be equipped with override control if deemed necessary by the Government. If the office is located on the sixth floor or above, the elevators must be on emergency power. Building must provide roof area for installation of 2 antennas. PARKING: 3 on-site, reserved, and secured on-site parking spaces with 24-hour controlled access and exclusive use for the Government. In addition, the building must be able to provide 3 additional parking spaces over the lease term. All services, supplies utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. First Class Space in a quality building which meets or is capable of meeting the Government?s requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC). EXPRESSIONS OF INTEREST MUST BE IN WRITING AND SHOULD INCLUDE: 1) Building name and address 2) Available or proposed Rentable square feet, floor identification and rentable square feet per floor 3) Method of measurement used to determine rentable square footage; 4) Common Area Factor(s) for available space by floor 5) Asking rental rate per rentable square foot. Any other charges not included in rental rate 6) Number of secured parking spaces available 7) Roster of tenants in building 8) Site plan, building floor plans and photograph 9) Date space is available 10) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. Submissions by other then the owner of property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
