Description
The US General Services Administration (GSA) is seeking to lease space to house US Attorneys in Salt Lake City, UT within the boundaries of the following delineated area: W. Temple St. on the west, State St. on the east, 200 South St. on the north, and 400 South St. on the south. Proposals for space in Historic buildings located within the delineated area are encouraged to offer. Space required shall yield a total of approximately 41,597 usable square feet (appx. 39,617 sq. ft. for general office space that is contiguous either on the same floor or on consecutive floors and located on the 3rd floor or higher, but not the top floor of a building; and, appx. 1,980 sq. ft. for food/refreshment sales as required by the "Randolph Sheppard Act." Access to the entire space shall be secured/controlled including securing any access by fire stairwells. The space shall be windowed space. For proposal purposes, consider 20% of the general office square footage requirement to be circulation. Offer shall include secure, access controlled reserved parking for 14 vehicles. Offer shall also include placement of an antenna and/or satellite dish to be affixed to the building and/or on the roof. Offer to include a "First Right of Refusal," effective after the first 5 years of the occupancy term, for future expansion of approximtely 4,000 usable square feet. Current or future space MAY NOT be located in the 100 or 500 year floodplains; or, be adjacent to any State, Federal or local Public Defender, Probation, or Pre-Trial Services offices. All services, supplies, utilities, maintenance, and required tenant improvements (including any required security construction) are to be provided as pasrt of the rental consideration. The building, space, and all parking must be accessible for the physically challenged, meet all fire and life safety requirements, consist of or be able to acquire LEED certification, and meet Federal seismic requirements. The lease term shall be for 10 years, 5 years firm - with completion of tenant improvements and occupancy by Sept. 1, 2005. US Attorneys relocation costs for furniture, personal property, security systems, and all ADP and tele/data functions/services in the amount of $330,000.00 will be added to each offer for purposes of evaluating the offer that is most advantageous to the Government. Letter of Interest/Brochure outlining proposed building/site and floor plan(s) and preliminary fully serviced rent rates shall be submitted for receipt no later than August 12, 2004.
