Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 3,915 Rentable Square Feet of space to yield 3,378-3,404 ANSI/BOMA Office Area Square Feet of space. Occupancy date will be September 15, 2005 or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: An area bounded on the North by the Interstate 285; South by Interstate 75; East by Interstate 85 and West by Georgia Hwy. 400. Unique Requirements: Space offered must in the same building and contiguous. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be ?U? or ?L? shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. Space should be located on top floor of buildings offered with roof accessibility for antenna purposes with no overshadowing buildings in the immediate area. Reasons for building rejections are, but not limited to: If any single continuously radiating transmitter produces a field strength over the site exceeding 50 mV/m; the root-sum-square of the field strength from continuously radiating transmitters in any 30 MHz-wide portion of the radio spectrum exceed 300 mV/m; signals from fixed transmitters produce spurious emissions or measurable desensitization in receivers, which results in impaired monitoring ability in the public safety, marine, or aviation bands; tall, overshadowing buildings within 1/4 mile radius impair monitoring ability or direction finding in the public safety, marine or aviation bands. The Government requires a fully serviced lease with adequate parking for clientele on site in accordance with local code. Parking is required for 8 employees plus 4 reserved, secured spaces on site.
