Description
Summary Requirement: The General Services Administration (GSA) is interested in leasing approximately 68,324 rentable square feet of space. The rentable space shall yield a minimum of 43,380 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 45,549 ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. In addition, the building must also be able to provide the following items: ?Six (6) inside and reserved parking spaces for the exclusive use of the U.S. Government within 4 city blocks of the building. ?Offered space must be on a maximum of 2 contiguous floors. ?The office area must be able to accommodate a 2,604 ANSI/BOMA office square foot regional training facility that is in a virtually column free environment or have at a minimum 25 foot on center column spacing. ?A minimum of 600 ANSI/BOMA office square feet of structurally reinforced flooring is required to accommodate a high density, file storage need. Location / Delineated Area: Starting at the intersection of Chambers Street and Broadway proceed south on Broadway to State Street continue on State Street to South Street and from South Street proceed north to Dover Street; From Dover Street proceed west to Frankfort Street then proceed to Park Row (Centre Street) and continue north to Chambers Street; From Chambers proceed to Broadway. Lease Term: The term is for ten (10) years firm. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. 4. Must provide as-built and shell AutoCAD drawings via email of the offered floors. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
