Description
Title: U.S. Government Seeks Lease Space in Austin, TX. Project No. 4TX0205 Description: General Services Administration is interested in leasing 1,620 Usable Square Feet of office/storage/warehouse space, which will produce approximately 1,862 Rentable Square Feet, with Common Area Factor of 15% or as required. Requirements include an overhead roll-up door with a water faucet nearby; enclosed, on-site structured parking for up to 4 vehicles; private restroom with shower within subject building. Building should meet all city code requirements. No sub-leases. Unique Requirements: 1. Government must have ready access to the subject space 24 hours, 7 days a week. 2. Space must be contiguous, not separated by a public corridor or other tenant, within the same existing building. 3. The cost for the on-site structured parking will be included in the rental rate and at NO additional cost to the Government. 4. Subject building should meet NFPA 101 for fire/safety, ventilation, and fire suppression for storage of gasoline in several types of vehicles. 5. Lesser must being willing to amortize all tenant improvements into the rental rate at a reasonable rate. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area; North- Northern City limits of Georgetown, South- Hwy.1325, West and East- range would be along I-35 no more than ? of a mile in, and close. Term: 10 years, with 5 years firm term Prospective lessor is to provide proposed rental rate (fully serviced).
