- Description
- The Government is interested in leasing approximately 1,725 rentable sq.ft. yielding 1,500 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in FAYETTEVILLE, NC. This space is required no later than JULY 1, 2005. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: by CBD Loop/Hwy 401; EAST: Ramsey St./Hwy 401/CBD Loop to Grove St. to Cool Spring St.; SOUTH: by Campbell Ave. to Blount St. to Robeson St., southward to CBD Loop; WEST: by MLK/Hwy 401 to Bragg Blvd to Cain Rd. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class “A” construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have an efficient space layout to meet agency requirements. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate a ratio of 1 parking space per 250 rentable square foot. Any new lease construction must maintain a minimum 50’ standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
