- 4TX0173 General Services Administration Seeks Expressions of Interest for Leased Office Space in Angleton, Texas Requirements: U.S. Government is seeking to lease approximately 11,135 rentable square feet yielding approximately 9,683 usable square feet of Class A contiguous office space on the ground floor without being split by a public corridor or firewall in Angleton, Texas to be occupied by the Social Security Administration along with 93 parking spaces. The Government is seeking expressions of interest for both build to suit and existing facilities. It will be left up to the discretion of the Government which direction will be taken. The Government will choose to evaluate either build to suit or existing facilities; not a combination of both. New construction requires up to a 50-foot setback from any vehicular traffic including visitor or non-secured parking. Space must have the potential for efficient layout; columns must be at least 28 ft. apart center to center and 28 feet from any interior wall and be no more than one foot square; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. The Government requires a fully serviced lease. Location: Offered properties must be within the city limits of Angleton, Texas. Sites which are located directly on a highway or 6-lane thoroughfare will not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either directions within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Lease Term: The lease term shall be for 15 years, 10 years firm. Occupancy: Occupancy is required on or about 12/1/05. Expressions of interest for existing facilities should include the following: 1. Building name and address; contact person with phone number. 2. Name, address and phone number of property owner if different from Item 1 above. 3. Rentable square feet offered and rsf rent rate. 4. Method of measurement used to determine rentable square feet. 5. One-eighth inch scale drawing of space offered along with Common Area Factor(s) for available space by floor, if applicable. 6. RSF rate for as is space and any standard TIs offered. 7. Evidence of authority to represent the owner. Expressions of interest for unimproved sites should include the following: 1. Provide specific location of the proposed site ? including site plan and location map. 2. Provide total available acreage and proposed acreage. 3. Name, address, and telephone number of individual to be contacted. 4. Evidence of authority to represent the owner.
