Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT - SAIPAN The General Services Administration (GSA) is interested in leasing approximately 68,000 rentable square feet of contiguous office, courtroom and related space, yielding approximately 58,000 BOMA Office Area square feet, on Saipan, Commonwealth of the Northern Mariana Islands (CNMI), for use by the US District Court and other federal agencies. Secure, reserved parking is required for 15 vehicles. Additional non-reserved on-site parking will be required where nearby spaces for staff and visitor parking, and public transportation, are inadequate. Occupancy is desired within 2 years of the Government's award of a lease to the successful offeror. Area of consideration is Saipan, CNMI within the following boundaries: South: Village of Chalan Kanoa. North: A distance of one-quarter mile to the north of Capitol Hill Road (being the main road from Lower Base to Capitol Hill). West: Ocean shoreline. East: A distance of one-quarter mile to the east of the line of Beach Road (in the area from Chalan Kanoa on the south, to Chalan Msgr Guerrero Road on the north); and a distance of one-quarter mile to the east of the line of Chalan Pale Arnold* (in the area from Chalan Msgr Guerrero Road on the south, to Capitol Hill Road on the north). Eastward extension along Capitol Hill Road: A distance of one-quarter mile to both the north and south of the line of Capitol Hill Road (in the area from Chalan Pale Arnold* on the west, to Capitol Hill on the east). Eastward extension along Chalan Msgr Guerrero Road: A distance of one-quarter mile to both the north and the south of the line of Chalan Msgr Guerrero Road (in the area from Beach Road on the west, to the intersection of the road from Saipan International Airport on the east). *Chalan Pale Arnold is also known as Middle Road. Fifty-foot setbacks are required on all sides of the building. Approximate minimum site size is expected to be 3 to 4 acres. The building must not be located in a flood plain. If an existing building is proposed, it must meet current seismic standards. Buildings that contain asbestos will not be considered. The building must be capable of providing 16 foot clear ceiling height and wide column-free span for courtroom, and will require at least two additional dedicated elevators beyond the number required by code.
