- REQUIREMENT: The U.S. Government is seeking to lease approximately 14,821 rentable square feet yielding a minimum of 13,572 and maximum of 14,177 usable square feet of contiguous office and related space in Fort Wayne, Indiana. Contiguous (same floor) space is required. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for 70 vehicles must be available on-site with additional parking being available within 2 blocks. The offered space should be fully serviced and conform to meet Government requirements for Fire Safety and Handicapped Accessibility Standards. LOCATION: The U.S. Government will be evaluating offers from the following delineated area within Fort Wayne, Indiana: NORTH: Main Street; SOUTH: Fort Wayne City Limits; EAST: Lafayette Street; WEST: Fort Wayne City Limits. After an on-site survey by Government representatives, the area of consideration may be limited to the Central Business District within the above defined delineated area. Regularly scheduled public transportation and/or employee parking within 2 blocks sufficient to cover commuting and visitor needs should be available. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. The building offered must not contain any asbestos. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by March 2006. LEASE TERM: Term is 20 years, 10 years firm, with the Government having cancellation privileges after 10 years.
