Description
DESCRIPTION: The United States Government is interested in leasing approximately 3,200 Rentable Square Feet, which will yield approximately 2,930 contiguous BOMA (Usable) Square Feet of Office, to be used by the SSA, Lihue, HI. Space must be located within the following delineated area on either side of the street: North ? Ahukini Road; South ? Rice Street to Haleko Road, to Nawiliwili Road, to Halehaka Road, to Nuhou Road, to Kaumualii Highway; East ? Kapule Highway; West ? Kaumualii Highway, to Kuhio Highway, to Ahukini Road. LEASE TERM: Ten (10) years. Eight (8) years firm. Occupancy June, 2005 or sooner. REQUIRED: First Class Space in a quality building which meets or is capable of meeting the Government's requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC). Preference will be given to all or a portion of space being located on ground floor. Expressions of interest should include all of the following: 1) Building name and address; 2) Usable and Rentable square feet and rate per rentable square feet; 3) Method of measurement used to determine rentable square footage; and 4) Common Area Factor(s) for available space by floor if applicable. Proposal submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
