Modification to previous posting: Requirement: This replaces the advertisement posted on July 21, 2004. The General Services Administration is interested in leasing approximately 19,630 net rentable square feet. The rentable space must yield 17,070 –17,900 ANSI/BOMA usable square feet of first-class office space on a maximum of two floors. Inside, secured parking is required for 1 Government vehicle. Public parking for 70 vehicles must be available on site or within 1/8 mile. A 50’ setback is required from all directions surrounding the building and the secure parking area. A loading dock with a dock leveler is required and the loading dock shall have direct access to an elevator. Description: The tenant agency has a high volume of contact with the public, which will require a high level security and the installation of security equipment. Offered properties must be located within the following delineated area: Starting at the intersection of the Delaware River and Rancocas Creek in Burlington County continuing southwest along Route 130 to the intersection of Route 130 and Hartford Road. Travel southeast to the intersection of Hartford Route and Route 70 in Medford; then west along Route 70 to the intersection of Routes 70 and 73 in Marlton. Travel south on Route 73 to the intersection of Route 30 north and Ferry Avenue to the Delaware River. Travel northeast to the intersection of the Delaware River and Rancocas Creek. Lease term: 10 years with one five year renewal option. The Government will have cancellation rights in whole or in part at anytime during after the fifth year. Owners and Authorized Agents: Submissions by other than the owner of a property and/or site MUST be accompanied by a letter from the OWNER granting permission to make a general offering of the space/site. Expressions of interest should be submitted within 05 days and must include: 1) Building name and address or location of site; 2) Rentable square feet; rentable rate per square foot and common area factor 3) Confirmation that site/building meets 50’ setback requirement 4) Location of required parking space This is not a solicitation for offers, nor a request for proposals.
