Description
The Government is interested in leasing approximately 5,236 rentable sq.ft. yielding 4,553ANSI/BOMA Office Area sq.ft. of fully serviced and finished office (to be provided as part of the rental consideration) and related space with 11 secured, inside garage parking spaces in CHATTANOOGA, TN. This space is required no later than FEBRUARY 14, 2004. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: Riverfront Parkway & Riverside Drive; EAST: Georgia Avenue/King Street & Market Street; SOUTH: Main Street; WEST: US-27.Unique Requirements Overview: Offers must be for contiguous floor space location, second floor or higher and not on a top floor in a quality building of sound, substantial Class ?A? type construction and location shall embody a corporate professional office image. Agency will not consider locations inside malls, industrial/warehouse, or residential areas. Overall dimensions of the space shall have a length to width ratio for efficient space layout. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Secured parking required for Gov?t vehicles. For security purposes, Agency will not be located with probation, public defenders, courts and social services offices. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
