Description
U.S. GOVERNMENT IS INTERESTED IN LEASING SPACE IN HOUSTON, TEXAS REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 30,200 rentable square feet. Rentable space must yield approximately 26,261 BOMA usable square feet of office and related space. LEASE TERM: 10 years, 5 year firm term. UNIQUE REQUIREMENTS: A 100 foot setback from any vehicular traffic is required. Space must be located on the 3rd to 7th floor and the space must be on one floor and contiguous. The space cannot be located in window space that is adjacent to outside fire escapes, ledges, balconies, public parking, mezzanines or directly above the loading dock area. The building must have 24 hour security and the tenant must have unlimited access for 24 hours to both the office space and parking. Secured parking is required and should be within an adjacent garage. There must be a drop off point in close proximity to an elevator to expedite prisoner handling and processing. HVAC must provide 24 hour conditioning. A freight elevator with the capability of being keyed off for exclusive use of the tenant and loading dock are required. All elevators which open into tenant space require access control devices. An emergency generator must be available. Space must be located outside the 100 year flood plain. LOCATION: Offered properties must be located within the Central Business District as defined by the City of Houston, Texas. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. 7) Estimated cost per rentable square foot AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
