Description
Type of Space: Office / Special / Parking Summary Requirements: 25,000 RSF of space, 51 insdie parking spaces and 1 inside secured parking space for a large bus. Requirement: U.S. Government is seeking to lease approximately 33,000 rentable square feet of Class A office and related space along with 51 inside secured parking spaces, and 1 inside secured parking space capable of accommodating a large bus. Space should yield approximately 30,000 ANSI/BOMA usable square feet. The building must meet GSA Life and Fire Safety Standards, and Americans with Disabilites Act (ADA) requirements. All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. Unique Requirements: Section 2 of EO 13006 required that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: * Historic porperties within historic districts. * Sites within historic districts (whether developed or undeveloped) * Historic properties outside of historic districts * The space must be capable of providing a secured 20 foot by 50 foot ventilated inside secured parking space. A minimum 9 foot by 14 foot overhead door clearance and a 35 foot turning radius in the approach, is required for the bus. Lease Term: The Government desires a 15 year term with a 10 year firm term. Occupancy is required no later than September 2005. Expressions of Interest should include the following: 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot. 3. Common Area Factor for available space by floor on a single and multiple tenancy basis. 4. Offeror's name, address, phone number. 5. Responses by other than the property owner must include written permission of the owner to offer the space. Written responses are required; telephone responses will not be considered.
 
Place of Performance
Address: The space will be located within the Arlington/Grand Prairie area with the following boundaries: North and South - within 2 miles north or south of Interstate 30; East - 19th Street; West - Fielder Rd.
