- The United States Government desires to lease approximately 32,964 rentable square feet of office space, yielding a minimum of 28,664 to a maximum of 30,097 usable square feet within the following boundaries in the Los Angeles, California area: NORTH: I-10 SOUTH: Redondo Beach Blvd (Herondon St-Anita St-190th St) EAST: Hughes Ave-Duquesne Ave-Jefferson Blvd-I-405- Manchester Ave-Hawthorne Blvd. (S La Brea-S Market St) WEST: Santa Monica Bay Seeking first-class office space in an existing or newly constructed office building. The space must be fully serviced and altered to meet the Federal Government's standards for Fire Safety and Handicapped Accessibility. The lease term will be 15 years with 10 years firm. The space offered must meet the following criteria: Site should comprise of at least 7 acres of land Site must allow for an 82 foot setback Location can have no visual obstructions within a 33 foot perimeter of building Located on a primary or major secondary street In close proximity to hotels/motels and restaurants Must be in Office Park environment or in an area where the predominant use of neighboring buildings are office buildings, NOT commercial, retail or light industrial sites. Must be contiguous on one floor Can not be located in building where alcoholic beverages are served Can not be located in airport flight paths Can not be located in area where crime rate exceeds city wide average The building or build to suite site must be able to fully meet all current Anti-Terrorism Force Protection requirements. 129 parking spaces are required . Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is required. The building must not be located in a flood plain. The General Services Administration does not use tenant brokers to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
