Description
U.S. Government Seeks Office Space to Lease Social Security Administration in El Cajon, CA Project No. 3CA0067 Summary Requirement: The General Services Administrations current lease within the delineated area is due to expire and the Government is looking for approximately 16,195 rentable square feet of office space. The Government is interested in considering alternative space if it?s economically advantageous. The Government will consider the cost of moving, alterations, and any other cost associated with acquiring space when making the determination whether to remain at its current location, or relocate. First floor, or upper floor contiguous space (all on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. The rentable square foot number must yield a minimum of 14,083 to a maximum of 14,787 BOMA usable square feet for the Social Security Administration to house personnel, furnishings, and equipment, together with three (3) designated on-site parking spaces, one of which must be a handicap space, for the Social Security Administration. Building Requirement: The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located within the City of El Cajon, California, within the following boundaries: North: Fletcher Parkway West: Cuyamaca Street South: W. Madison Avenue West: Graves Avenue Lease term: The term is for twelve (12) years, ten (10) years firm. Occupancy Date: Immediate. Expressions of interest should include the following: 1. Building/subdivision/lot name and address. 2. Rentable square feet, and rate per rentable square foot. Indicate the size of the lot if offering a build to suit. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the owner of the building, or parcel.
