- REQUIREMENT: The U.S. Government is seeking to lease approximately 33,040 rentable square feet office and related space in Fort Lauderdale, Florida. The rentable space must yield between 28,730 and 30,167 usable square feet. In addition, 70 structured and 15 surface parking spaces for employees and visitors, plus four boat docks must be provided. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Fort Lauderdale, Florida within the following delineated areas: NORTH: Broward Boulevard; EAST: Atlantic Ocean; SOUTH: Hollywood Boulevard; WEST: Interstate 95. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Secured parking is required per local code and ordinances with a minimum of 70 spaces provided. Space must be ready for occupancy no later than January 25, 2007. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1. Space must be contiguous on one floor, with column spacing of no less than 25 feet. 2. Space must be located on the first floor of a building. 3. If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. 4. Site must not be in close proximity to residential areas, religious institutions, schools (public or private) or daycare centers. LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges, after 10 years.
