- THE UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED COMMERCIAL OFFICE SPACE The United States Government is seeking expressions of interest as to the availability of space for approximately 27,000 rentable square feet of warehouse/flex space for material/equipment storage having approximately 2500 square feet of office build out, an approximate 20,000 square foot adjacent wareyard or private parking area, loading dock. Regulary scheduled public transportation and/or employee parking within two city blocks sufficient to cover commuting and visitor needs should be available. The space should be located with a variety of inexpensive, moderately-priced fast food, and/or eat-in restaurants within 2 blocks, and other amenities such as retail shops, dry cleaners, banks, convenience stores, etc. which should also be available within two blocks. Space must be located in a commercial district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Buildings offered must be of sound and substantial construction of the type recognized as modern Class-A office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the governments requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction and should conform to the most recent edition of the ADAAG and UFAS requirements. UNIQUE REQUIREMENTS: none LEASE TERM 10 years, 8 years firm term. AREA OF CONSIDERATION N: Manchester; S: Torrance Blvd; East: Western Ave.; West: Vista del Mar Blvd to Highland Avenue to Manhattan Avene to Hermosa Ave., to Harbor Dr., to Catalina Ave in Los Angeles area, California. Expressions of interst should include the following: 1. Building name and address and elevation photograph of property. 2. Rentable square feet and rentable rate per foot. 3. Method of measurement used to determine rentable square foot, common area factor(s) for available space by floor, if applicable. 4. Only expressions of interest must be made by the owner of the property with documentation of control of the subject site will be considered; however, if an expression of interest is made by an agent, documentation of the specific authority signed by the owner must be provided with the expression of interest in order to be considered by the government.
