- The Government is interested in leasing approximately 1,415 rentable sq.ft. yielding 1,230 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in BOWLING GREEN, KY. This space is required no later than NOVEMBER 1, 2005. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: First consideration will be within the CBD of Bowling Green, KY, then, NORTH:US231/State Secondary 800/Campbell Lane/Lover Lane; EAST: West Middle Bridge Rd, SW on Shive Lane, S on Scottsdale Rd/Bus.231; SOUTH: State secondary 884/Three Springs Woodburn Rd.; WEST: Smallhouse Rd, then E on Saturn Way, then N on Fieldcrest Dr, then E on Grider Pond Rd, then N on Shamrock Dr, then W on Curling Way, then N on Barely Way, then N on Chesapeake Dr, then NW on Ridgeside Ave, the NE on Crossingridge Blvd.. Unique Requirements Overview: Offers must be for a contiguous floor plan space on any floor of a building preferably above street level and with two handicapped accessible elevators to agency space in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Restrictions apply for sites on six lane thoroughfares. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. If on-site parking is not available, two parking spaces must be provided for ?in and out? business, parking for disabled shall be provided, location to mass transit, or adequate parking facilities for 15 employees and visitors will be identified for accessible route to the office. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
