Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 7,672 Rentable Square Feet of space to yield 6,671 ANSI/BOMA Office Area Square Feet of space. Occupancy date is June 1, 2006, or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: Bounded by Area bounded by: NORTH : East Savannah St; then South on Walnut St; then East on East Tugalo St; then SE on Stonewall Ct; then NE on Currahee St; SOUTH: GA 17 (Toccoa By-Pass); EAST: Fernside Dr, then SE on South Big A RD (17 ALT); WEST: Broad Street; then East on Currahee St; then SE on South Big A Rd then SW on Collins Rd; then South on Stephen Dr. then SW on Collier Rd; then NW on GA 145; then South on GA 166, then SW on Mize Rd. (GA 63). Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. column spacing of at least 25 feet; no atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee and visitor parking consisting of 36 surface parking spaces on site for employees and patrons. A new construction site must meet 50? setback requirements from building to parking lot.
