Description
The General Services Administration, on behalf of THE DEPARTMENT OF EDUCATION, desires to lease approximately 66,000 rentable square feet of fully serviced, First-Class, air-conditioned office and related space for a ten (10) year term together with three (3) on-site parking spaces. The rentable space must yield a minimum of 56,867 BOMA Usable square feet of contiguous space, must not exceed a total of four (4) floors, and must be above the ground floor. The site must be located within the Central Business District of SAN FRANCISCO and be within the area bounded by: EAST: EMBARCADERO STREET WEST: FRANKLIN STREET SOUTH: FOLSOM STREET NORTH: TWO BLOCKS WEST/EAST ON EACH STREET THAT ENTERS MARKET STREET AT AN ANGLE BUT NOT BEYOND FRANKLIN. The building offered must meet the standards of the GSA Solicitation for Offer and must be of sound and substantial construction, the kind generally recognized as a modern office-type building and be fully handicapped accessible. The space must be altered to meet the Government?s requirements. Occupancy is desired by June 2006. Three (3) on-site, secured and reserved inside parking spaces with 24-hour/7-day-a-week access are required. Space that contains friable asbestos or P.C.B. material will not be considered. Additionally the building must conform to Life Safety Performance Level of ICSSC RP 6. Expressions of interest should include all of the following: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space by floor.
