- REQUIREMENT: The U.S. Government is seeking to lease approximately 13,464 rentable square feet yielding between 10,181 and 11,708 usable square feet of office and related space in Aurora, Illinois. The space must be contiguous (same floor) and ground floor is preferred. Space must be located in a Class ?A? building within a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: The U.S. Government will be evaluating offers in the Aurora, Illinois area within the following delineated area: NORTH: City Limits of Aurora, Illinois; EAST: Kane/DuPage County Line; SOUTH: Indian Trail Road; WEST: Lake Street. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The space must meet all the Federal Government?s standards for Fire, Safety and Handicapped Accessibility. Space must be ready for occupancy no later than November 1, 2006. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1. On-Site parking for Sixty (60) vehicles is required. 2. Any proposed new construction shall require a setback of at least 50 feet around the entire building from the building to the parking lot or any traffic flow. LEASE TERM: Term is 10 years firm.
