Description
REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available office and related space within the Central Employment Area submarket. GSA is seeking sources of available office and related space for lease for alternate requirements of approximately 492,000 BOMA Rentable Square Feet of office and related space in no more than two buildings for a period of either ten (10) years, with an option for ten (10) years or five (5) years with one five (5) year option and two consecutive one (1) year options commencing at the expiration of the five (5) year firm term. GSA intends to use this information from prospective sources to issue a Solicitation for Offers to provide replacement housing for an existing requirement. This Presolicitation Notice shall replace and supercede the Presolicitation Notice of August 31, 2004 pertaining to Solicitation # 04-050. LOCATION: All properties submitted to the Government must be located within the Central Employment Area of Washington, DC. Requests for a detailed description of the Central Employment Area should be addressed to the Contact below. LEASE TERM: Up to ten (10) years, with an option for ten (10) years or five (5) years with one five (5) year option and two consecutive one (1) year options commencing at the expiration of the five (5) year firm term. EXPRESSIONS OF INTEREST MUST BE IN WRITING NO LATER THAN APRIL 8, 2005 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor?s Representative; 3) BOMA rentable & usable SF available (with Common Area Factor); 4) Asking rental rate range per RSF (based on GSA Warm Lit Shell); 5) Date building will be ready for commencement of occupancy (No later than December 29, 2006); and 6) If the building is being built, please provide detailed information on the status. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
