Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT REQUIREMENT: The General Services Administration (GSA) is interested in leasing a minimum of 56,346 ANSI/BOMA office area square feet (previously usable) to a maximum of 59,150 ANSI/BOMA office area square feet of space together with 19 secured parking spaces to be located on-site (preferred) or within 2 blocks of the offered property. Building floor plate (offered) must be a minimum of 15,000 ANSI/BOMA office area square feet. Of the total space required, approximately 41,265 ANSI/BOMA shall consist of one block of contiguous space comprised of full floors, plus one additional single floor (preferred) of approximately 15,081 ANSI/BOMA (which may be non-contiguous to the 41,265 ANSI/BOMA block of space), but space on two floors will be considered if it can demonstrate potential for efficient layout. Column spacing consisting of a minimum of 25 feet on center is preferred. Of the total space required, approximately 41,265 ANSI/BOMA must be on the second floor or above. LOCATION: Offered properties must be located within the following delineated area of San Francisco, CA: The Embarcadero, Folsom Street, Fourth Street, Stockton Street, and Jackson Street. LEASE TERM: 10 years, 5 years firm. Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space must be altered to meet the Government’s requirements, must be fully serviced, must be fully accessible in accordance with ADA standards, and must conform to applicable Life Safety Performance Level of RP 6 (seismic standards).
