Description
General Services Administration is interested in leasing office space in the range of approximately 13,512 Net Rentable Square Feet, which will produce approximately 11,750 Usable Square Feet for the Government. Reserved parking for employees & up to 4 Government Owned Vehicles is required on site. ADA & visitors parking is also required. The Government will consider alterative space if economically advantageous to the Government including infrastructure cost of moving, telecommunications, alterations (high security) etc., when deciding whether it should relocate. No sub-leases will be considered. Unique Requirements: 1. Government must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide the well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous, not separated by a public corridor, and must have telecommunication T-1 capability at 1.544 mbps. 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service & utilities, etc. 4. Proposed building should be within 3 blocks of a public bus stop. Also on a daily postal route. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area: The boundaries will start at the southeast at Northland Drive and MoPac, thence north on MoPac to Hwy 183, thence west of Hwy 183 to Capital of Texas Hwy (Hwy 360), thence south on Capital of Texas Hwy (Hwy 360) to Bull Creek Road, thence east on Bull Creek Road, thence east on Bull Creek Road to Northland Drive, thence Northland Drive to MoPac, which will be the eastern boundary. Term: The lease term is: 1 year, with 30 days termination notice Authorized Contacts: IN NO EVENT SHALL THE OFFEROR ENTER INTO NEGOTIATIONS CONCERNING THE SPACE TO BE LEASED WITH REPRESENTATIVES OF THE FEDERAL AGENCIES OTHER THAN THE OFFICERS AND EMPLOYEES OF GENERAL SERVICES ADMINISTRATION.
