Description
Requirement: United States Government is seeking to lease office and related space consisting of approximately 9,800 square feet of BOMA rentable square feet. Rentable space must yield between 9200 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 8,600 ANSI/BOMA square feet for use by Tenant for personnel, furnishings, and equipment within the Central Business Districts of either the town of Fajardo or Ceiba in Puerto Rico. The building offered must be in a modern, first class, quality professional office building with fully operational mechanical and electrical installations and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office-type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations and the security of its surrounding areas and accessibility of the property to major highways and State roads and the availability of public transportation and its location within the known central business district. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity; the highest safety and security of its surrounding areas and accessibility of the property to major highways and State roads. Requirement: ?The square footage must provide for a minimum floor plate of not more than one (1) contiguous floor without being split by a public corridor. First floor level, basement or below grade space is unacceptable. Minimum 50? setback of the building offered is preferred. ?Parking offered properties must provide secured and enclosed parking a minimum of twenty (20) parking spaces for employees and its visitors. Site offered shall have the capability of providing for n additional ten (10) parking spaces in the future. All parking spaces must be located either inside/onsite covered or located adjacent to the property offered and be capable of being secured with minimum 6? high concrete fencing that will prevent activities within the parking area being visible from outside the property offered, if needed. The parking area should have an area located adjacent to the building entrance/elevator for direct prisoner drop off. If the Government is not the sole occupant in the building, then a separate entrance and designated elevator may required for prisoner transporting is required. .Lessor shall provide both an emergency potable water supply and emergency back-up power with the capability to sustain full operation of this office for 21 days ?Exterior windows shall be storm resistant or property owner shall provide storm shutters on all exterior windows at their expense. Occupancy Date: Space must be ready for occupancy and delivered to the Government within eight (8) months from either a lease award date and/or receipt by the Lessor of the final approved design intent plans. Lease term: The lease term will be for ten (10) years plus one, five (5) year renewal option. The Government has termination rights of the lease at any time after the tenth (10th) year on one hundred-eighty (180) days prior notice to the Lessor.
