Description

The U.S. GOVERNMENT, GENERAL SERVICES ADMINISTRATION, is seeking to lease warehouse and office and related space in WINSTON SALEM, NC, consisting of approximately 16,100 rentable square feet of space and seventy (70) secured outside parking spaces. Rentable space must yield a total of 11,500 contiguous BOMA usable square feet of warehouse space and 2,500 contiguous BOMA usable square feet of office and related space. Warehouse and office space must be located above ground level and available for use by tenant for personnel, furnishings and equipment. LOCATION: Space must be located on or inside the delineated area bounded on the the North by Oak Summit Rd to Patterson Ave; East by Motor Rd to Indiana Ave to Reynolds Blvd; South by Reynolds Blvd and West by University Pkwy. Space must be located outside of the flood plain area and all locations must be able to provide flood plain certification. Residential and Industrial areas are unacceptable. Space must be located in a commercial district with attractive and professional surroundings with a prevalence of modern use. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as a part of the rental consideration. TERM: Space must be available for occupancy by November 1, 2005. Lease term will be for ten (10) years, with five (5) years firm. The Government shall have cancellation privileges on or after the firm term. OWNERS AND AGENTS: To submit a location for inspection, please contact the following office by April 29, 2005.
