Description
The U.S. Government currently occupies warehouse, light industrial and related space in a building under lease in Rockville, MD, that will be expiring. The Government is seeking to lease approximately 20,595 contiguous net usable square feet of warehouse, light industrial and related space (plus some office and rest rooms). The lease term requirement is for five(5) years. The space must be available for occupancy by December 17, 2005. The delineated area must be bounded by Rockville Pike (Route 355) on the West, Randolph Road on the North, Stratmore Avenue on the South and Ashley/Schuykill on the East. Other requirements applicable to this requirements include: 1) A fully service rental rate. 2) Daytime Cleaning. 3) Government shall have access to the facility after 6:00 P.M.4) Eight(8) parking spaces required for officail Government vehicles. 5) 22' to 28' foot clear ceiling height. 6) Minimum of five(5) loading docks contiguous to space. 7) The offeror shall furnish parking to meet local codes at no additional cost to the Government. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determinations, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications, infrastructure, non-productive agency downtime, etc. Expressions of Interest must include the following information: Building name and address. Rentable sqaure feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Date of space availability. Method of rentable space measurement. Building Ownership Information. Amount of parking available on-site and its cost - include whether expected rental rate includes the cost of the required Government parking. List of building service provided.
