Description
The General Services Administration, on behalf of GENERAL ACCOUNTABILITY OFFICE, desires to lease approximately 21,000 rentable square feet, which shall yield a minimum of 17,785 ANSI/BOMA square feet (previously usable), to a maximum of 18,675 ANSI/BOMA square feet. The office space should be fully serviced, first-class, air-conditioned office and related space for a ten (10) year term, seven (7) years firm, together with twenty-six (26) on-site, secured and reserved inside parking spaces with 24-hour/7-day-a-week access. The office space must be contiguous, located on one floor and not located on the ground floor. Column spacing should be a minimum of 20? on center. The site must be located within the Central Business District of SAN FRANCISCO and be within the area bounded by: NORTH: Clay Street, EAST: Embarcadero Street, SOUTH: Harrison Street, WEST: Second Street to Sansome Street. The building offered must be of sound and substantial construction, the kind generally recognized as a modern office-type building and must be fully accessible in accordance with ADA standards. Space that contains friable asbestos or P.C.B. material will not be considered. Additionally the building must conform to Life Safety Performance Level of ICSSC RP 6. The space must be altered to meet the Government?s requirements. Occupancy is desired by March 2006. Expressions of interest should include all of the following: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space by floor.
