Description

The United States Government presently occupies office and related space at 56 and 58 Inverness Drive East in Englewood, Colorado under a lease that expires in January 2005. The U.S. General Services Administration seeks potential sources for office and related space consisting of approximately 25,571 usable square feet and must yield approximately 29,539 rentable square feet. Additional requirements may include office space to be contiguous, on-site storage, secured access and after hours access. Space must meet the Federal Governments standards for fire safety, be capable of being fully accessible to the physically challenged, and located outside a 100-year floodplain. Expressions of interest should include the following: Proposed Occupancy Date Current lease expires in January 2006. Proposals with an occupancy date after December 15, 2005 will be considered; Location The space shall be located within the following boundaries: East ? Peoria (and Arapahoe county Airport).; South ? County Line Road; West ? Quebec; North ? Bellview to I-25, I-25 to I-225, I-225 to Ulster, Ulster to Bellview.; Lease Term Ten (10) years, with five (5) years firm; Available Space Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors; Rental Rate Include full service rate for entire term of lease; Operating Costs Propose an operating base to be included in the rental rate above; Tenant Improvements Please indicate any TI allowance included in the proposed rates; Incentives Please include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based solely upon proposals received in response to this notice. Written proposals due by 3:00 p.m. MST, June 01, 2005.
