- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, Colorado The Federal Government has a requirement to lease office and related space consisting of approximately 35,000 BOMA Office Area (previously usable) square feet. The space must be located in a prime ?Class A? commercial office district or prime ?Class A? non-industrial business park that is modern in design on an attractively landscaped and well-maintained site. The surrounding area shall be well-maintained and in consonance with a professional image. Adequate eating facilities and other employee services such as retail shops, cleaners, banks, etc., shall be located within ? mile. Streets, sidewalks and parking areas shall be attractive and well-maintained. The site must not be within 1,000 ft. from the property line to religious institutions, residential properties, schools (public or private), childcare centers, retirement communities, nursing homes or gas stations. The building setback from the street and any on-site public parking must be a minimum of 50 ft. Where physical constraints exist to prevent the ability to achieve a 50 ft. setback, physical barriers such as decorative security fence, brick wall, plants, etc. can be utilized to secure the perimeter of the building and/or site pending approval of the Federal Protective Service. Onsite, structured and secured (card key) parking is required for 5 government vehicles, 1 government van, and 2 official visitor spaces. In addition onsite parking shall at the minimum meet current local code requirements, or in the absence of a local code requirement onsite parking shall be available at a ratio of 1 space per 400 rentable square feet of Government demised areas. A total of 300 parking spaces must be provided either onsite or within 1/8 mile. These 300 spaces are inclusive of the code required onsite parking. The office and related space must be contiguous on no more than 3 floors with column spacing of no less than 25 feet. At least 12,000 sq. ft. shall be located on the main level. Separate entrances must be provided for the public and employees and shall be located as remote as possible from each other. These entrances cannot be shared with other building tenants. An interior lobby shall be provided to accommodate 200 people, magnetometer(s) and package scanner(s). This space shall be professionally designed and laid out to maximize flow. All space must be capable of maintaining a high level of security. Access will be controlled and imposed on all visitors and personnel, including those supplied by the Offeror/Lessor for the purposes of maintenance, cleaning and repairs. The lobby shall be equipped with cameras as part of a central security system. Adjacent to this space shall be public restroom facilities. The building shall have a loading dock with dock leveler and shall have direct access to an elevator. Penetrations and electrical service for Government provided and installed rooftop antenna and/or satellite will be required. The space must allow for expansion of up to 5,000 BOMA office area sq. ft. and 5 structured secured parking spaces at any time during the term of the lease. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements and must not lie within the 100-year flood plain and will be subject to any and all building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Existing buildings or new construction will be considered. All new construction must have a 50 ft. setback. The initial tenant will be the Bureau of Citizenship and Immigration Services (BCIS). The Bureau is the public service component of the Department of Homeland Security and is responsible for the distribution of information regarding legal immigration, review of applications, and interviewing of legal immigrants and naturalization of approved immigrants. There will be no enforcement activities conducted from this facility. Such space shall be ready for occupancy approximately March 1, 2007. The Government is seeking a lease term of 15 years, 10 firm. The award shall be based on the best value to the Government. Space offered must be located within the following delineated area: 72nd Ave., east to Tower Road, Tower Road south to Arapahoe Road, Arapahoe Road west to Wadsworth Blvd., Wadsworth Blvd north to I-70, I-70 east to Quebec St., Quebec St. north to 72nd Ave. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
