Description
The U.S. General Services Administration seeks to lease first class office and related space in Colorado Springs, Colorado for a term of ten (10) years, five (5) years firm. The space should be approximately 26,000 rsf to yield no less than 22,425 usf for personnel, furnishings, and equipment. Additionally, the offered property shall include secure parking for ten (10) Government owned vehicles, and adequate on-site parking for up to one hundred fifty (150) employees and visitors. The property offered shall be located within the following boundaries (including an imaginary line extending from a designated landmark): West: I-25 / South: S. Circle Drive at I-25 / East: Peterson AFB / North: Briargate Pkwy. The offered space must meet the following physical security standards: The space must be located above the ground floor with a window ledge at least eight feet (8’) above any walking surface. The windows of the space should not include direct view line to other structures – including parking garages; The space cannot be located above an underground parking garage, or a structural or architectural overhang; Commercial buildings without a controlled perimeter should have a setback at least forty five feet (45’) from parking lots and/or roadways. Buildings with a controlled perimeter should include a setback of at least twenty five feet (25’); The Government reserves the right to reject buildings based upon a risk analysis of the property, the surrounding area, and the existing tenant mix; All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. The space shall be prepared and ready for occupancy by November 1, 2005. NOTE: THIS NOTICE MAY HAVE POSTED ON WWW.FEDBIZOPPS.GOV ON THE DATE INDICATED IN THE NOTICE ITSELF (19-APR-2005).
