Description
This is a Design-Build contract for the reconstruction of the Al Mamoon Exchange and Telecommunication Center, located at 14 Ramadan Street, Baghdad, Iraq. DEMOLITION -There is an existing partially destroyed building on the site. This steel, masonry, and concrete six story structure with supporting buildings and plaza are to be demolished including concrete foundations. Much of the existing building facade and interior materials have been removed and are piled on the site ready to be hauled away to an appropriate dump site. Materials shall be properly hauled away to an approved dump site taking care not to litter roads enroute. The building demolition includ es the steel structure, mechanical building, plaza, the connected 13 story rectangular tower, and the connected 10 story round tower with steel super-structure on top. The separate existing large round tower with restaurant is not part of this contract. NEW CENTER - Contractor shall design and construct a new Exchange and Telecommunication Center along with a covered Garage, Post Office, and connecting Plaza. The new center will occupy the existing site without encroaching on the adjacent large round towe r/restaurant site. The site is approximately 70 x 135 meters. This Center will become the new heart of citys telecommunication system. The tower will hold the various telecommunications offices, communication switch gear, and be topped by a communications tower with Ray dome. The various functional areas will be described in Section 01015, Technical Requirements. A site plan and typical floor plan for the Post Office will also be attached to Section 01015. The anticipated height of the new office building will be seven (7) stories. This facility needs to convey the Governments ability to serve the citizens of Iraq with dignity and transparency. It will be a focal point for the city of Baghdad. The building will act as a symbolic place which shall reflect the communication center identity, dynamism of development, and the progressive role it plays within Iraq, as well as its connection with the global community. The Post Office will be a standard design and approximately 1300 m2. Both the Office Building an d the Post Office will be supported by a 250 car covered garage + parking for 10 mail delivery vans and a loading dock for 2 trucks. DELIVER DATE - Completion of the project is 15 Dec 2006. The Design-Build Contractor must design and construct all facilities ready for occupancy by this date. FURNISHINGS AND EQUIPMENT - All communications switches and equipment shall be procured and inst alled under a separate contract. The Design-Build Contractor must coordinate with this other contractor to insure that all necessary electrical service, cable conduits, and utility connections are made to support the equipment. All furniture in the facilit ies shall be purchased and installed under separate contract. The Design-Build Contractor must coordinate with the furniture supplier to insure the furniture layouts will properly fit and support the intended functions.
