Description
U.S. Government Seeks Office Space to Lease Social Security Administration in Chula Vista, CA Project No. 0CA0882 Summary Requirement: The General Services Administration desires to lease approximately 16,438 rentable square feet of office space. First floor, or upper floor contiguous space (all on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. The rentable square foot number must yield a minimum of 13,613 to a maximum of 14,294 BOMA usable square feet for the Social Security Administration to house personnel, furnishings, and equipment, together with seven (7) designated on-site parking spaces, one of which must be a handicap space, for the Social Security Administration. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in a office building in a section of the city that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. For all offerors proposing a build-to-suit there are certain security requirements that must be included with your offer in order to be responsive. The proposed facility must have a minimum distance of 50 feet from the fa?ade of the building on all sides, and any area where the public will park their vehicles. The vehicle barrier must be within the property line and be accomplished by any or all of the following methods: natural, mechanical, and/or fixed means. However, Government parking can be within the 50-foot distance if the Offeror can demonstrate that the public cannot enter into this secured area. Location / Delineated Area: The building offered must be located within the City of Chula Vista, California, within the following boundaries: North: E Street to I 805 to East H Street East: Otay Lakes Road South: Telegraph Canyon Road to L Street to I 805 to Naples Street West: Interstate 5 Lease term: The term is for twelve (12) years, ten (10) years firm. Occupancy Date: Occupancy must be within 270 days after receipt of the GSA approved layout. Expressions of interest should include the following: 1. Building/subdivision/lot name and address. 2. Rentable square feet, and rate per rentable square foot. Indicate the size of the lot if offering a build to suit. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the owner of the building, or parcel.
