- United States Government Seeks Sources for Leased Office and Related Space In St. Joseph, Missouri REQUIREMENT: The General Services Administration is seeking to lease prestigious office and related space consisting of approximately 8,092 rentable square feet. The rentable space must yield 7,037 ANSI/BOMA Office Area square feet. The office space must be contiguous. Structural support columns shall be at least 20 feet, center to center from any interior wall and from each other, and be no more than two-feet square. Employee/customer parking must be available within a 2-block radius from offered space, at reasonable commercial rates. On-site parking is preferred. Restricted or metered parking of one hour or less does not meet the parking requirement. Public transportation must be available within 2 blocks from offered space. Handicap parking shall be ? block from an accessible entrance. Both existing space and new construction will be considered. For new construction, the site must allow for a minimum 50-foot setback from all property boundaries. The space must be fully serviced and altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. TENANT: Social Security Administration LOCATION: Offered properties must be located within the following delineated area located in St. Joseph, Missouri: City Limits of St. Joseph, Missouri LEASE TERM: The proposed rental term shall be ten (10) years, seven (7) seven years firm. OCCUPANCY: Space must be ready for occupancy within 180 days? receipt of Government-approved layout drawings. SPACE REQUIREMENTS: Ground level space with designated parking for Tenant. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
