Description
US GOVERNMENT REQUIRES SPACE TO LEASE LOCATION: Within the city limits of Las Vegas, Nevada, bounded by: North: Flamingo Road; East: Eastern Avenue; South: Tropicana; West: Maryland Parkway. The space must be located 1) in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. 2) In an office research, technology, or Business Park that is modern in design, a campus-like atmosphere, or on an attractively landscaped site containing one or more modern office building that is professional and prestigious in appearance with surrounding development well-maintained and in consonance with a professional image. Regularly scheduled public transportation, public street parking and or parking lots or garages must be on or within 5 city blocks of the offered building or site. Adequate moderately priced eating facilities and other services, such as retail, banks etc., must be located within 5 city blocks of the building or site. REQUIREMENT: 16,455 to 16,825 rentable square feet of space. The rentable space must yield approximately 14,300 occupiable square feet of contiguous office, storage, conference and wet laboratory space together with 20 off-street parking spaces for use by the Environmental Protection Agency (EPA). The lease term will be for 10 years firm. Urgent Requirement: The space will be accepted as office space, but must have the capability to be converted to full wet laboratory space i.e. fume hoods, special exhaust systems, HVAC, lab casework etc. On or prior to the Government?s request for best and final offers, the offered space have conditional zoning approval from Clark County to convert office space to laboratory use. The offered space interior office configuration may be accepted by the Government ?As-Is?, however, the space must fully meet or be altered to meet current codes for the Uniform Federal Accessibility Standards, Seismic Safety in accordance with ASCE/SEI31, Fire and Life Safety in accordance with NFPA, International Building Code, and all other local, state, codes at time of occupancy and federal codes for laboratory space.
