Description
General Services Administration Seeks Sources for Leased Office Space in Dallas, TX Requirements: The General Services Administration (GSA) currently leases 315,649 BOMA rentable square feet of space with 423 parking spaces at the Employers CASU Building, 1301 Young Street, Dallas, TX. The government intends to exercise a 10-year renewal option on this lease and provide expansion space to the tenant agencies. The GSA has interest in leasing 55,084 BOMA rentable square feet of office expansion space with 545 structured parking spaces that is contiguous to the current location. Rentable square feet must yield 49,936 BOMA usable square feet. GSA will consider alternative space if economically advantageous. GSA will consider the cost of moving, alterations and other appropriate consideration when deciding whether it should relocate. The Government reserves the right to reject any building that does not meet agency requirements upon submission of the expression of interest. No further notification will be required on the part of the Government. Location: Offered properties must be within the following boundaries: North: Commerce South: Browder West: Field East: Young Lease Term: The lease term shall be 10 years firm. Occupancy: Occupancy is required December 31, 2006. Expressions of interest should include the following: 1. Building name and address; contact person with phone number. 2. Name, address and phone number of property owner if different from Item 1 above. 3. Rentable square feet offered and rsf rent rate. 4. Method of measurement used to determine rentable square feet. 5. Common Area Factor(s) for available space by floor, if applicable. 6. RSF rate for ?as is? space and any standard TI?s offered. Written responses are required no later than June 13, 2005; verbal responses will not be considered.
