Description
THIS MODIFICATION IS BEING POSTED TO ADJUST THE PARKING REQUIREMENTS FOR THE LEASE ACQUISITION AS WELL AND TO MODIFY THE DELINEATED AREA OF SEARCH. REQUIREMENT: The U.S. Government is seeking to lease approximately 5,978 rentable square feet yielding between 5,198 and 5,458 ANSI/BOMA Officer area square feet of office and related space in Tupelo, Mississippi to house the Internal Revenue Service. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Additionally, there is a preference for 25 parking spaces located on site. However, 25 parking spaces located within a two-block radius of the site is acceptable. There is also a preference for public restrooms to be located in the common areas of the building rather than within the tenant space. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within 1/2 mile of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 3 blocks. If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. Buildings must also fully meet the Federal requirements for handicap accessibility, must be altered or constructed to meet the Government?s requirements and must be fully serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Evaluation of all offers, other than that of the current location, will include the cost of relocation. LOCATION: The U.S. Government will be evaluating offers from the following delineated area: NORTH: The portion of Route 178 within zip code 38801; SOUTH: Palmetto Road; EAST: U.S. Highway 45; WEST: The portion of Road 41 within zip code 38801. For more specific information regarding the delineated area or to verify if your property is located within the delineated area please call the contact identified below. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by June 1, 2006. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
