- BRAND NAME OR EQUAL TECHNICAL POC: KEVIN NESTOR - 804-734-5086 SPECIFICATIONS FOR PEBBLE BUILDINGS EASI-SET BUILDING SPECIFICATIONS MODEL 1220 1.0 CODES AND STANDARDS. The buildings shall meet the following Codes and Standards: 1.1 Buildings shall be an EASI-SET transportable precast concrete buildings as manufactured by Smith-Midland, Midland, Virginia or SMITH-CAROLINA Corporation, Reidsville, North Carolina. 1.2 ACI-318-93, Building Code Requirements for Reinforced Concrete. 1.3 Concrete Reinforcing Institute, Manual of Standard Practice. 1.4 ASCE-7-88 Building Code Requirements for Minimum Design Loads in Buildings and Other Structures. 1.5 1993 BOCA 1.6 Fabricator must be producer member of National Precast Concrete Association (NPCA) and participate in its Plant Certification Program and have a valid Plant Certification. 1.7 UL-752 test method level 4 for bullet resistance certified by an independent structural engineer 1.8 Building fabricator must have a minimum of 5-years experience manufacturing and setting transportable precast concrete buildings. 1.9 No alternate building designs to the pre-engineered EASI-SET buildings will be allowed unless pre-approved by the owner ten days prior to the bid date. 2.0 Dimensions: 2.1 Exterior: 12x20x8-8 2.2 Interior: 116x196x80 2.3 Roof panel shall have a peak in center of 12 foot direction and shall slope ? to each side. The roof shall extend a minimum of 2 ? beyond the wall panel on each side and have a turndown design which extends ? below the top edge of the wall panels to prevent water migration into the building along top of wall panels. Roof shall also have an integral architectural ribbed edge. 2.4 Roof, floor and wall panels must each be produced as single component monolithic panels. No roof, floor, or vertical wall joints will be allowed, except at corners. Wall panels shall set on top of floor panel. 3.0 Design Loads 3.1 Building engineering calculations that are designed and sealed by a professional engineer shall be submitted for approval. 3.2 Seismic load performance category C, Exposure Group III. 3.3 Standard Live Roof Load: 60 PSF 3.4 Standard Floor Load: 340 PSF minimum based on a modulus of sub grade reaction of 50. 3.5 Standard Wind Loading: 130 MPH (exposure category C). 4.0 MATERIALS 4.1 Concrete: Steel-reinforced, 5000 PSI minimum 28-day compressive strength, air-entrained (ASTM C260). 4.2 Reinforcing Steel: ASTM A615, grade 60 unless otherwise indicated. 4.3 Post-tensioning Strand: 41K Polystrand CP50, .50, 270 KSI, 7-wire strand, greased plastic sheath, (ASTM A416), roof and floor to be each post-pensioned by a single, continuous tendon. Said tendon shall form a substantially rectangular configuration having gently curving corners and a corner where the tendon members are anchored. Tendons shall be greased and enclosed within a sheath. 4.3.1 If post-tensioning is not used in the roof panel, the following guidelines must be followed to ensure a watertight roof design. 4.3.1.1 The entire precast concrete roof panel surface must be cleaned and primed with a material that prepares the concrete surface for proper adherence to the coating material. 4.3.1.2 The entire precast concrete roof panel surface shall be sealed with a .045 EPDM continuous membrane cemented to the concrete with a compound designed for this purpose. 4.4 Panel Connections: All panels shall be securely fastened together with ? thick steel brackets. Steel is to be of structural quality, hot-rolled carbon complying with ASTM A283, Grade C and hot dipped galvanized after fabrication. All fasteners to be ? diameter bolts complying with ASTM A307 to low-carbon steel bolts. Cast-in anchors used for panel connections to be Dayton-Superior #F-63, or equal. All inserts for corne r connections must be bolted directly to form before casting panels. No floating-in of connection inserts shall be allowed. 4.5 Doors and Frames: Shall comply with Steel Door Institute Recommended Specifications for Standard Steel Doors and Frames (SDI-100), and as herein specified. The buildings shall be equipped with double 30 x 68 x 1-3/4, 18 gauge metal doors with honeycomb core, CECO Regent #RP6068MRHRA-801, or equal, with 16-gauge metal frame. Doors and frames shall be bonderized and painted one coat of rust inhibitive primer and one finish coat of enamel paint, dark bronze, if no other color is specified. 4.6 Door Hardware: 4.6.1 Handle: Lindstrom stainless steel, 8 ? x 2 or equal. 4.6.2 Hinges: Hager 920P (primed with non-removable hinge pins), or equal, 3 per door. 4.6.3 Lock Set: EASY-SET 200KD (Bigon #26 finish), or equal. 4.6.4 Surface Bolt, Upper: CECO 4031-US2C (Cadmium plated finish), or equal. 4.6.5 Surface Bolt, Lower: CECO 4032-US2C (Cadmium plated finish), or equal. 4.6.6 Astragal: A4441/68R, or equal. 4.6.7 Threshold: CECO #897 V raised interior, extruded aluminum threshold with neoprene seal, or equal. 4.6.8 Door Holder: Yale H940V26D, or equal, overhead slide type surface mounted door holder with safety release. 4.6.9 Drip Cap: National Guard 15D72. 4.6.10 Door Stop: Ives 445B26D (Inactive leaf only). 4.7 Caulking: All joints between panels shall be caulked on the exterior and interior surface of the joints. Caulking shall be SIKAFLEX-1A elastic sealant or equal. Exterior caulk joint to be 3/8 x 3/8 square so that sides of joint are parallel for c orrect caulk adhesion. Back of joint to be taped with bond breaking tape to ensure adhesion of caulk to parallel sides of joint and not the back. 4.8 Vents: Two screened aluminum vents to be cast in rear wall. Vents shall be SUNVENT #164FL, or equal. 5.0 CONCRETE FINISHES 5.1 Standard Finish 5.1.1 Interior of Buildings: Smooth steel form finish on all interior panel surfaces. 5.1.2 Exterior of Buildings. Exterior of new buildings need to match the brick color of Building 2300 at Fort Lee, VA. Architectural precast concrete brick finish: Finish must be imprinted in top face of panel while in form using an open grid impressi on tool similar to EASI-Brick. Finished brick size shall be 2 3/8 x 7 5/7 with vertical steel float or light broom finish. Joints between each brick must be 3/8 wide x 3/8 deep. Back of joint shall be concave to simulate a hand tooled joint. Each brick face shall be coated with the following acrylic concrete stain: 1) Cementrate by FOSROC; or, 2) Canyon Tone stain by United Coatings. Stain color shall be brick red unless specified otherwise. Stain shall be applied for manufacturers recommenda tion. Joints shall be kept substantially free of stain to remain a gray concrete color. 5.2 Optional Finish for Exterior of Building Washed brown river stone aggregate finish on all exterior wall surfaces. Aggregate must be seeded into top of panel while in form; chemically retarded; and high-pressure water-washed to expose the aggregate to a depth of 1/8. 6.0 SITE PREPARATION REQUIREMENTS (MANUFACTURERS RECOMMENDED) 6.1.1 EASI-SET buildings shall bear fully on firm undisturbed soils with an approved fill or pad. The turf shall be removed and a minimum 4 pad of approved fill material shall be placed. Where unacceptable material occurs, excavate and replace with an approved compacted fill material. The minimum, recommended, allowable bearing shall be 1,500 pounds per square foot, OR 6.1.2 EASI-SET buildings shall bear fully on an engineered concrete or asphalt slab. The slab shall be designed to support the anticipated load of the EASI-SET buildings and its contents. The buildings shall be leveled, shimmed as required, and set in a grout bed sufficient to fill all cavities between the foundation s lab and the buildings floor slab. 6.1.3 No buildings shall bear directly on rock. Where rock is closer than 2 feet from the bottom of the buildings floor slab or foundation slab, it shall be undercut to a minimum of 2 feet below the buildings and replaced with an approved fill material. 6.1.4 Provide positive drainage for the fill, pad, and slab, as required. 6.1.5 A vapor barrier of 6 mil polyethylene shall be placed between the fill, pad or foundation slab, and the floor slab where moist conditions exist. 6.1.6 Approved fill or pad material shall be stone which conforms to ASTM C33. Allowable sizes are #56, #67, #6, #7, and #8. 6.1.7 All fills, pads, or slabs shall be level to within a 0.042 foot (1/2 inch) differential over the entire buildings area. 6.1.8 The entire granular fill or pad shall be kept within the confines of the soil or other surrounding objects. Do not allow the fill or pad material to be unconfined so that it may wash, erode or otherwise be undermined. 6.1.9 The finished floor slab elevation shall be above the exterior grade. The grade shall have positive slop and drainage away from the building at all points.
