- U.S. Government Seeks Expressions of Interest for Leased Office Space The United States Government presently occupies office space in Denver, Colorado, under a lease that expires January 31, 2006. The U.S. General Services Administration seeks potential sources for office space consisting of approximately 2,000 rentable square feet within the following boundaries: 20th St. to the North. The alley between Larimer and Market St. to the West. Speer Blvd. to Colfax - Colfax to Broadway Broadway to 20th Keep in mind that downtown Denver is not on a true North South Axis. Owners of historical buildings are encouraged to apply. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, must not lie within the 500-year flood plain, and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Additional requirements may include setbacks and extensive perimeter, entry and interior security. Expressions of interest should include the following: Proposed Occupancy Date Current lease expires January 31, 2006; Location The space shall be located within the Central Business District of Denver, Colorado (see boundaries above); Lease Term Ten (10) years, five (5) years firm; Available Space Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors; Rental Rate Include full service rate for entire term of lease; Operating Costs Propose an operating base to be included in the rental rate above; Tenant Improvements Please indicate any TI allowance included in the proposed rates; Incentives Please include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based on proposals received in response to this notice.
