- U.S. GOVERNMENT WANTS TO LEASE SPACE IN LITTLE ROCK, ARKANSAS SFO 4AR0099 REQUIREMENT: General Services Administration is interested in leasing approximately 3,500 rentable square feet which will yield approximately 1,570 usable square feet. Space will consist of approximately 200 - 800 square feet of office space and 2,700 - 3,300 square feet of warehouse space. The space will be occupied by the Federal Emergency Management Agency. LEASE TERM: Five (5) Years, Three (3) years firm term. LOCATION: Offered properties must be located within the city limits of Little Rock Arkansas and must be within a 5 mile radius of Little Rock/Adams Field Airport. UNIQUE REQUIREMENTS: Office and warehouse space must be co-located in one building. The Government requires a fully serviced lease. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Warehouse space must include one drive through, level loading dock, with manually operated 14 foot roll-up door to accommodate 24-foot box truck. Dock leveler is not required. Additionally, one additional 1 roll-up garage-type door with at least a 14 foot overhead clearance is required. Space must be undivided with a minimum of 18 foot ceiling height and sealed concrete floor able to accommodate three 24-foot box trucks with an 11,000 lb payload. Warehouse area should be maintained between 60-80 degrees Fahrenheit, and 40%-60% relative humidity, 24 hours a day. The office area should be maintained between 70-80 degrees Fahrenheit, and 40%-60% relative humidity, 24 hours a day. One unisex bathroom, or separate male and female bathrooms will be required. Five (5) reserved parking spaces adjacent to the main office entrance and additional parking for up to 40 vehicles on an intermittent basis. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JUNE 27, 2005 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
