- This is a re-advertisement of an AD posted on July 31, 2003. The purpose of the re-advertisement is to reduce the BOMA usable square feet from 50,000 to 33,000 BOMA usable square feet and to expand the delineated area. The UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED OFFICE AND RELATED SPACE. REQUIREMENT: The United States Government is seeking to lease approximately 33,000 BOMA usable square feet (USF) of office and related space, to house the United States Bankruptcy Court, District of Maryland. UNIQUE REQUIREMENTS: Space will have to support three (3) 1,800 square feet of courtroom space, totaling 5,400 usable square feet with ceiling heights of a minimum of 16 feet. Although the base requirement is for office space, this requirement could be satisfied by flex-space. LOCATION: The space must be located within the following delineated area: Montrose Road to Randolph Road to Fairland Road (East) to Old Gun Powder Road (North) to Van Dusen Road (East) to Virginia Manor Road (South) to Muirkirk Road (east) to Cedarbrook Lane (North) to Route 197 (South) to Baltimore-Washington Parkway to Rt. 410, West on East West Highway to River Road to 495 to 270, back to Montrose-Randolph Road. LEASE TERM: Up to 10-year firm with two 5-year options. OCCUPANCY: Space must be ready for occupancy no later than September 30 2006 The Government reserves the right to accept the space at an earlier date, if space is determined to be substantially complete. SECURITY REQUIREMENTS: The Government must have singular and secure access to its own space. Should new construction be proposed in response to this notice, the face of the building?s exterior, on all sides, shall not be less than 50 feet to the protected/defended perimeter. As an example, this would mean the distance from the building to the curb protected by bollards, planters or other street furniture. Access control is required for the building entrance and the loading dock. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name, address, and age; 2) Available square footage (BOMA/ANSI office rentable and usable); 3) Schedule for completion and occupancy date; 4) Rental rate information quotation per BOMA/ANSI office rentable square feet; 5) Scaled floor plans (as-built) identifying offered space; and 6) Information on site/building ownership.
