- REQUIREMENT: The U.S. Government is seeking to lease approximately 9,603 rentable square feet yielding 8,350 ANSI/BOMA office area square feet of contiguous office and related space in the Greater Boston, Massachusetts area. Space must meet the Federal Government?s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Modern Class A office space and facilities in an office building, fully serviced and altered to Government specifications, are required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space offered must have potential for efficient layout and must be ready for occupancy on or before May 1, 2006. Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space, irregularly shaped space configurations, or other unusual building features adversely affecting usage will not be considered. Seven (7) on-site, covered and reserved parking spaces for employees are required, as are seventy (70) additional surface parking spaces. Lease term is two (2) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Subleases will not be considered. LOCATION: Space must be situated within an area delineated by the following boundaries: North ? Route 495; South ? Route 128; East ? Route 93; and, West ? the Towns of Worcester and Leominster. Sites which are located directly on a highway or six-lane thoroughfare will not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block or equivalent; and, (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Accessibility and parking are primary considerations. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, July 11, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. If available, 1/8-inch scale drawings of proposed space should also be included.
