- UNITED STATES GOVERNMENT General Services Administration WAREHOUSE AND RELATED SPACE REQUIRED Fort Collins, Colorado The Federal Government has a requirement to warehouse space consisting of approximately 7,000 ? 9,000 BOMA rentable square feet. The space must be contiguous on one floor ground floor space. Rentable space must yield 7,000 ? 9,000 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Additionally, 3 employee parking spaces are required to be within a 1-2 block walking area. Space shall have at least one loading ?dock high? level bay door suitable for loading and off-loading a standard sized semi-trailer. Only existing buildings will be considered, as this requirement is time sensitive. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Center for Disease Control & Prevention. Such space shall be ready for occupancy approximately September 1, 2005. The government is seeking a lease term of 5 years with 2 years firm. Space offered must be located within a 1 mile radius of the Fort Collins Airport. The inclusion of a small office space (approximately 300-500 usable square feet), within or immediately adjoining the general purpose warehouse space, and included in the above square footage range of 7,000 ? 9,000 is desirable but not required. Space must have a HVAC system capable of maintaining a temperature range of 65 degrees F to 80 degrees F at all times in the general purpose warehouse. Only properties that are contained within a 1 mile radius of the Fort Collins Airport and meet or are capable of meeting the above criteria will be considered for this procurement.
