Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 16,675 rentable square feet yielding 14,500 ANSI/BOMA area square feet of contiguous office and industrial space in New Haven, Connecticut for use by tenant for personnel, furnishings, and equipment. Approximately 4,500 square feet will be set aside as office and related space. The remaining 10,000 square feet will be configured as a warehouse/workshop space to perform automotive and radio maintenance. A single-story building located on a secured site, with minimum 50-foot setback from other buildings and vehicular traffic, as well as the prospect of sole tenancy, is preferred. Should an offeror propose to satisfy the requirement through construction of a new building, or addition to an existing building, the offeror shall be responsible for disclosure and remediation of any environmental hazards or liabilities, as well as strict compliance with all NEPA requirements. Outside parking is required for fifteen (15) vehicles. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning, and tenant alterations are desired as part of the rental consideration. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space offered must have potential for efficient layout and be ready for occupancy on or before March 1, 2006. Lease term is ten (10) years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases will not be considered. LOCATION: Space must be situated within an area delineated by the following boundaries. North: Route 40, West: Route 10, South: Routes 34/1, and East: I-95 and Route 5. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, July 15, 2005. Expressions of interest should include: building name and address, legal description, 1/8 inch scale drawing of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
