Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN Houston, TEXAS REQUIREMENT: General Services Administration is interested in leasing a minimum 21,226 usable square feet. The space will be occupied by the Social Security Administration. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Prospective offers will be weighted taking into account expenses associated with moving, telecommunications, data, alterations, and tenant improvement costs when deciding whether it should relocate. If new construction, it will require up to a 50-foot setback from any vehicular traffic including visitor or non-secured parking. Office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space offered must have potential for efficient layout; columns must be at least 28 ft. apart center to center; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should be located in a professional office setting. The Government requires a fully serviced lease including 168 parking spaces on site or within 300 feet of the building. Three of the 168 parking spaces are to be assigned for official use. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Subleases will not be considered. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. LOCATION: Offered properties must be located within the following delineated area: North: Harwin Street East: Gessner Street South: Bellfort Street West: Kirkwood EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawing of space offered 3) Square footage offered 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
