Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration (GSA) currently leases 87,613 BOMA rentable square feet of office space with 42 inside on-site parking spaces at 611 W. Sixth Street in downtown Los Angeles on behalf of the U.S. Department of Housing and Urban Development. GSA intends to negotiate a 3-year lease extension at this location. GSA, however, will consider other buildings provided they meet the criteria in this announcement and can prove overall cost effectiveness when considering factors such as lease buy-out and relocation costs, the moving of special equipment, telecommunications and furniture. The rentable space must yield a minimum of 76,842 usable square feet for use by government personnel, furnishings and equipment. Floor plates must have potential for efficient space layout A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks as well as other amenities such as retail shops, cleaners, banks, etc. must also be available within one-quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction or the current edition of the Uniform Building Code if the lateral load resisting system is of concrete, masonry or steel composition. The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. LOCATION: Offered properties must be located in the City of Los Angeles, California bounded by: North: 3rd Street; West: 110 Freeway; East: Grand Avenue; South: Olympic Blvd. LEASE TERM: Eight (8) years total.
