Description
U.S. GOVERNMENT SEEKS TO LEASE AT LEAST 19,500 ANSI/BOMA OFFICE AREA SQUARE FEET (APPROXIMATELY 25,000 RSF) OF CONTIGUOUS OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. REQUIREMENT: The U.S. Government is interested in leasing approximately 25,000 rentable square feet of contiguous office space. The rentable space must yield at least 19,500 ANSI/BOMA office area square feet. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. Occupancy is required by January 1, 2006. LEASE TERM: Ten (10) Years, FIVE (5) years firm term. DELINEATED AREA: Alexandria, Virginia within the following boundaries: Starting from Eisenhower Avenue and Elizabeth Lane: EAST on Eisenhower Avenue to Holland Lane; NORTH on Holland Avenue to Duke Street; EAST on Duke Street to S. West Street; NORTH on S West Street to King Street; WEST on King Street to Russell Road/Callahan Drive; SOUTH on Callahan Drive to Duke Street; EAST on Duke Street to Diagonal Road/Dulaney Street; SOUTH on Dulaney Street to Jamieson Avenue; WEST on Jamieson Avenue to Courthouse Square; SOUTH on Courthouse Square to Elizabeth Lane. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 1, 2005 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
