Description
Requirement: The U.S. Government has a requirement for office and ADP space in Chantilly, Virginia. The Government seeks to lease office and related space consisting of approximately 125,275 Rentable Square Feet and 195 surface parking spaces. The rentable space must yield approximately 114,000 Usable Square Feet available for use by the tenant. The space identified shall be contiguous in that it shall be provided within one building complex in adjacent buildings of similar construction and security. The contiguous building(s) are to be located on a secured site with a minimum 100-foot setback from other buildings and vehicular traffic, as well as the prospect of sole government tenancy, is required. The site must be able to accommodate a data lab and specialized data infrastructure. The facility must provide the ability to expand up to 30,000 square feet and a right of First Refusal for any expansion space. The U.S. Government is looking for office space complete with existing offices and workstations. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire safety, accessibility, and be located outside of a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space on the roof for antenna is required. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Space must be accessible 24 hours, 7 days a week. Responses that exceed the Prospectus amount of $2,470,000 per annum should not respond. Lease Term: Lease Term is for 10 years firm. Occupancy: Space offered must be ready for occupancy and/or tenant improvements by October 1, 2005. Space must be situated within an area delineated by the following boundaries: North: Route 7; West: Fairfax County Line (border with Loudoun County and Prince William County); South: I-66; and East: Fairfax County Parkway (Route 7100). Expressions of Interest should include: Building name and address, rentable square feet and rentable rate per square foot, method of measurement used to determine the rentable square feet, common area factor(s) for available space, a list of building-provided services, and a 1/8 inch scale drawing of space offered. Owners and Authorized Agents: This advertisement is not a basis for negotiation and this notice is hereby given that based on the evaluation of the response(s) to this advertisement, the Government may or may not solicit for offers to satisfy this requirement.
