Description
REQUIREMENT: The United States Government seeks to lease approximately 9,538 Rentable Square Feet (RSF) of space to yield 8,294 Usable Square Feet (USF) of space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Site must be located outside the 100-year flood plain. DELINEATED AREA: The space will be located within the following delineated area: from River Road South on Dewey to Church, East on Church to Cotton, South on Cotton to Johnson, East on Johnson to Fulton and South on Fulton to Palace. East on Palace to Main, North on Main to Gibbs, East on Gibbs to George, North on George to Johnson, East on Johnson to Lamar and North on Lamar to Pearl, East on Pearl to McLemore, North on McLemore to Market, West on Market to Main, North on Main to River Road and West on River Road to Dewey. From River Road on Fulton to Grand Boulevard. West on Park Avenue to Walnut Street. North on Medallion stopping at Corinne and returning to Park Ave. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code or at a ratio of 1 space per every 200 useable square feet, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. New constructed buildings are required to meet a 50-foot setback from all streets and alleyways. This requirement applies to ?all sides? of the building. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
